1. Preparation of an updated Phase I ESA to identify Areas of Concern (AOCs)
and/or Recognized Environmental Conditions (RECs) that have resulted from
current or historical uses of the Site. A preliminary Conceptual Site Model (CSM)
will be developed as part of the Phase I ESA.
2. Preparation of a Phase II/III ESA to determine if any releases have
occurred at each REC/AOC identified during the Phase I ESA and, if
identified, define the nature, degree, and extent of the releases. The
CSM will be updated with the Phase II/III ESA results.
3. Preparation of a Remedial Action Plan (RAP) and Opinion of
Probable Remediation Cost. The RAP will contain a validated CSM
documenting the investigation and findings of each REC/AOC. The
Opinion of Probable Remediation Cost will be provided in a separate
document with a cost breakdown.
4. Flood Plain Survey and Impacts. Includes a survey and preparation
of a site plan with boundaries, buildings, and footprints and with 5-foot
contours.
